- How do I reset my login and/or password?
Please send an email to leslie@hoagrouptn.com with the email address you want to use as your User Name. A new password will be emailed to you.
- Do you have trash service?
No. Each owner, or their rental management company, is responsible for removing their trash. If a guest would like to haul the trash away, there are county facilities located on Birds Creek Road.
- How can I rent the Clubhouse?
For Clubhouse Rental, please contact Nancy Dynes at nancydynes93@gmail.com.
- How do I get a sign for my cabin?
All of the signs within the development must be uniform according to the Master Deed. You may order your sign through a company in Sevierville called Sign Master, located at 1234 McMann Drive. This company knows the type, size, and color which is approved for our development. You must prepay for the sign, and the Black Bear Falls Homeowners Association will pick it up and install it properly for you.
- Do you offer maintenance?
HOA Management Group has a maintenance department that is here to help you. We offer a wide variety of services from pressure washing your deck to any electrical or plumbing needs. The only services we do not provide are roofing, gutters, or the staining of your cabin. With any other issue, we will be happy to assist you.

The swimming pool is open from 9 AM until 11 PM.
